Mold Prevention
For those new to owning property in SW Florida that is left unoccupied for periods of time, I recommend you learn about the damaging effects and potential health hazards associated with mold, and how to prevent it. On my recent trip to Granada Lakes Villas I installed a digital thermostat and implemented recommendations documented in a study by FPL -- see link: http://www.fsec.ucf.edu/en/publications/html/FSEC-CR-1487-04/index.htm
In addition to preventing mold, it should also lower my electric bill. I track my bills closely and will report back the results next month (link - http://www.glvowners.com/node/11 ). The associated cost should be a factor in your decision to purchase a condo, as mitigation of dampness and humidity is required as per the Granada Lakes Villas Association rules. Owners are specifically required to periodically run the air conditioning system to maintain the unit temperature whether or not occupied, at 78F to minimize humidity in the unit. There are also required construction techniques, building material and paint constraints. The details can be found in the condo docs: rules & regulations page 4, para 17.
